Is it difficult to appeal my property taxes without a lawyer?

19 Mar

NJ State tax appeals seem to say I need to have a licensed professional assess my property, and then prove it is within acceptable range of recently sold homes. What else do I need to know? Why should I hire a lawyer for this?

You do not need an attorney. That licensed professional mentioned is a licensed APPRAISER. When you hire a professional appraiser, you will get in the appraisal report everything you need. Find a appraiser to assist you.

You do not need an attorney What you need is comps You need to search out recent sales within your town and prove they sold for less then you are assessed. Remember NJ uses true value

You don’t need a licensed professional to assess your property; nor should you need a lawyer. Base your claim on the condition of your home and property. Have photographs that are labeled showing any problem issues. Glue them onto sheets of paper with the descriptions below each picture. Usually two pictures will fit to a page, depending on the size. If you don’t have a printer, go to Kinkos or someplace else to have them printed. Check on the appraisals of homes in your area. If a larger home has less tax per acre, print out a copy of it from their tax website. Do your homework. If your home is older and would sell for less than the appraised value, prove it by showing what other homes in your area are selling for. Your tax office should have a website where you can type in an address and view everything you need to know about another home where you live. Type a letter giving facts, dates, etc., and include the photographs. I did this on my home in Texas and it worked. Saved me about $20,000 in appraised value.
