Bank costs incurred while holding an REO?

13 Aug

I’m trying to get a concept how the REO process works.

I understand that when a bank initially takes on an REO, the incur these expenses: the loan balance on the property, accrued interest on the property, attorney’s fees, and all other costs associated with the foreclosure process. And of course when they sell, they have to pay out agent commissions.

So does the bank incur any additional costs over the above while holding the property other than the mortgage payments they aren’t getting? I’m guessing they’ll have to pay property taxes, but are there other costs?

Additionally, do you think a bank would be more receptive to a loss on a house if the sale occurred at the start of their fiscal year vs. the end?
To be clear, a *fiscal* year is the 365 day period a business uses to track expenses. It may or may not follow the calendar year. In my experience, it’s easier to deal with a loss earlier in the fiscal year (so it’s already factored into end of year estimates) than at the end of the year after said estimates are already in place.

What is the deal on closing costs when buying a home? It seems ridiculously high.?

23 May

closing costs: paying out fees for every piece of paper. It’s a wonder that they don’t charge for using their ink pens. What is required? Why are there so many forms? Most of this stuff seems unnecessary. Do we have to have an attorney to buy a house? Are any of these fees tax deductible? I could have bought some nice furniture and appliances with the money that I doled out to the mortgage company and the lawyer. I think the mortgage company is getting enough money from the mortgage itself to cover these ridiculous fees. Who can I complain to?

lawyers. can I subpena tax records? I asked my ex-girlfriend to provide reciepts for babysitting costs.?

13 May

she just provided me with the reciepts. I think they are ficticoius. she must have bought them herself and had a friend sign them. Can I ask the court to subpena the babysitter’s tax records to see if she claimed the money my ex supposedly paid her as income?? How else can I find out if the receipts are real and that my ex actually spent that amount on our baby?

can someone in california write attorney costs off in their taxes for an adoption?

28 Apr

I am in california. I ask because there is a tax credit that is given even for daycare/school costs for children so I thought there may be something for the benefit of a child through an adoption.
