What if a tenant renting my house out files for bankruptcy down the road?

I’m taking a risk renting out my house to a young couple who I honestly feel are good people and will not do me wrong. With that being said, they are looking to rent because they are foreclosing on their house and have not paid for numerous credit cards because their tax attorney said they had to show hardship in order to do a short-sale on their house. They may or may not file for bankruptcy in 6 months or so depending on how things play out. When they file bankruptcy I hope they keep paying rent of course as they say, but if they do not, is the eviction process the same whether they have filed bankruptcy or not? I’m located in California.

What might happen to a person who files taxes electronically, married joint, but does not have his wife sign?

He filed electronically through a tax preparer but I didn’t sign anything on paper or on electronic computer pad. Now I am finding out that he hasn’t filed ANY of my federal taxes since 1999..except the electronic filing back in April 08 for the tax year 2007.He told me his tax lawyer had Power of Attorney over me…I also didn’t sign anything giving anyone legal right of POA over me. I just assumed they were being filed and he was being honest about the POA since I knew he had a tax lawyer because of prior deceptions he had made….I shouldn’t have trusted him! I could have gotten a refund all those years if I would have filed married seperate!

Attorney General Terry Goddard today announced that he has filed a lawsuit and obtained a temporary restraining order to stop the perpetrators of an alleged fraud that claimed a homeowners property…
